Selling a home can be difficult in any market. If your home is vacant and filled with clutter, real estate professionals and professionals trained in the art of selling a home always say that clearing the home & making it empty will allow any potential buyers to see the real potential of the home. Many times, homes cluttered with the old homeowners things shut down the imagination of potential buyers.

Though empty homes allow the potential home buyers imaginations to soar and see the true potential of a home, sometimes when a home is too empty, any prospective buyers will have a tough time visualizing what to do with rooms or what they will look like then they are lived in. If a room is completely empty, it appears smaller. If there are any cosmetic issues with the walls or floors, pictures or rugs will not cover them. So, the idea is to clear out the clutter in a home on the market but don't clear out too much so the house will not sell.

This is where staging comes in. There are many companies that will stage a home so it has the minimal amount of furniture in it to sell the house as well as make the home not appear cluttered. Companies like this exist because studies have shown that a completely vacant home is on the market longer than for comparable homes in the same area that are staged correctly.

Other studies add to the vacant home selling issue. They say that not only do homes that are completely empty stay ont he market for longer, but they also sell for less money that a home that is staged properly, de cluttered, and clean. Just to shed some light ont he statistics, this could be for any number of factors such as homes that are completely vacant may be in more of a rush to sell because the homeowner already has another dwelling, vacant homes may be foreclosed and bank sales, etc.

So how should you handle the sale of your home to increase its appeal? First, clean the home & don't be scared to ass a fresh coat of paint. Second, remove any clutter and leave the bare minimum in the home to make it appear a clean slate. Also, don't forget to get that vacant home insurance if you are not living in the empty home while it is on the market.
